Heritage Enterprises Remodeling Inc. offers design/build services for your remodeling project. From conceptual drawings to completed plans we
handle every phase of the remodel. We can work with your design professional. We will carefully listen to you describe your vision and ask questions to clarify any needs or desires you wish to achieve for your project. Below is
our step-by-step process:
FIRST VISIT WITH HOMEOWNER AND CONTRACTOR:
Discuss project.
MEETING WITH HOMEOWNER, DESIGNER AND CONTRACTOR:
Discuss wants and needs; get site plan, any existing drawings and property tax ID number. Sign design agreement and collect design down payment. The down payment is usually around $1,000.00.
COMPLETE AS BUILT DRAWINGS IF NEEDED:
As built drawings are necessary to start the design process. They will help identify load barring and structural walls in house, as well as existing dimensions and fixture locations.
CONCEPTUAL DRAWINGS:
Floor plan and elevations of new project at 1/8” scale drawings.
MEETING WITH HOMEOWNER, DESIGNER AND CONTRACTOR:
Go over conceptual drawings and make any changes.
¼” SCALE DRAWINGS:
Go from conceptual drawings to ¼” scale drawings.
MEETING WITH HOMEOWNER AND CONTRACTOR:
Go over ¼” scale drawings. Make changes if needed. Collect progressive design draw.
COMPLETE BUDGET AND DRAFT PROPOSAL:
Date to be determined after completion of ¼” drawings.
MEETING WITH HOMEOWNER AND CONTRACTOR:
Go over proposal and budget. If proposal fits budget we move to the next phase.
SIGN PROPOSAL:
Collect down payment. 10% to 30% depending on overall costs of your project.
COMPLETE DESIGN ENGINEERING:
If needed.
PERMIT READY DRAWINGS ARE COMPLETED AND READY FOR SUBMITTAL:
Collect final design fees.
PLANS AND DOCUMENTS GO TO THE BUILDING DEPARTMENT:
One week after submitting drawings, contractor will call to see when permits will be ready.
PRODUCT SELECTIONS:
Finalize products and colors being used in your project.
PERMIT PROCESS COMPLETED WITH BUILDING DEPARTMENT:
This normally takes 4 to 8 weeks.
PRE-CONSTRUCTION MEETING:
You will meet your construction team. Review project and proposal with team. Sign construction agreement.
CONSTRUCTION STARTS:
To be determined.
PROGRESSIVE DRAW SCHEDULE:
You will receive this document approximately one week after your project starts.
This entire process normally takes 2 to 3 months depending on the building department.
